What is a subject-to or seller-financed deal?

Two ways to buy without a bank. Subject-to means taking over a seller's existing mortgage; seller financing means the seller acts as the bank and you pay them over time. Both let you structure a deal that works for everyone — it's most of what I actually do.

How do I get started in real estate with no experience?

How many deals have you personally completed?

I've been working in real estate for 34 years without stopping. In 2023 alone, I bought and sold 32 houses just for us — and that pace is normal, not a highlight reel.

Have you ever lost money?

Yes. I lost money when my own personal home was auctioned off. I've lived the downside, not just the wins — and that's a big part of what I teach.

What was your biggest mistake?

Selling the 8 units for $500,000 when I knew nothing about money. If I'd held them, they'd be paid off today, worth far more than I sold them for, and I'd still own the property. The lesson stuck.

What type of real estate should I start with?

Residential. It's the easiest to get into and out of, and everyone needs a home. It's where I tell beginners to start.

How much money did you start with?

Almost nothing — maybe $15,000. I always found opportunities where owners were willing to work with me. The lesson isn't that I had money. I didn't. Real deals attract capital.
